Any renovation prior to listing should take into account its potential for return on investment upon resale

Janet and Don Kilpatrick are like many seniors living in the 905 region: They own their family home, are actively involved in their community and have no desire to move.
Given their age, however, they realize a sudden health crisis would necessitate downsizing. "With the thought of an inevitable sale sooner or later, we are doing minor updates [to our home]," Ms. Kilpatrick said when reaching out to Primed Property. The pair has consulted with an interior decorator about wall colours, and they're actively minimizing clutter in their space.
The big question mark for them is the kitchen. "The cabinets are laminate, dated and streaked," she adds, "and the countertop is a mess." The couple has been debating what upgrades to make to this all-important space.
"Would new owners prefer to buy a house with an outdated kitchen at a savings, or pay a higher price for a move-in ready kitchen?" Their ultimate goal is to make the right renovation investment now to ensure a swift sale down the line.
While it's true kitchen alterations provide the greatest return on investment - from 75% to 100% - broker Barbara Beers suggests the couple be wary of tackling a major redesign of the space.
"If this is a traditional older home, a younger couple may want to open the walls and ultimately change the kitchen," says Ms. Beers, who works with Royal LePage in the Burlington region. "It would be a shame, then, to spend $50,000 on a renovation."
Her overall advice to people in a position similar to the Kilpatricks' would be to avoid costly modifications unless the plan is to remain in the house for at least five years post-upgrade.
"It would be difficult to recover a major expenditure within a year unless our market prices dramatically increase," Ms. Beers says, speaking of the real estate landscape in the Greater Toronto Area. "[This] market... enjoys steady increase, but does not skyrocket like Toronto."
The best thing the Kilpatricks can do for their property is to work with a professional to determine how to give the kitchen an inexpensive yet impressive facelift.
"Consider painting the cabinetry, updating the hardware and light fixtures and perhaps replacing or updating the counter," Ms. Beers says. "Even updated appliances, which would entail minimal expense, would make [the home] more appealing and sellable."
Ms. Beers also suggests people in a similar situation cater to whom they think will eventually buy their home. Consulting a real estate agent for an appraisal may help.
"If you know the home's price range is going to appeal to a 30-something buyer, you must make sure you chose a kitchen that will appeal to that age group," she says.
In other words, ensure alterations are on trend. "If it looks like [someone who doesn't know design] chose the new kitchen, the potential buyer will discount the renovation and price, so a seller may not be able to recover anything from their investment."

Once revered as the ultimate in home luxury, the vaulted ceiling is either loved or hated by homeowners, builders, architects, and designers. No one has a mild or indecisive reaction to them.
Sometimes known as a cathedral ceiling, one of its major pitfalls that it is anotorious energy-waster. On the plus side, they look good and provide a lot of light inside a house.
Vaulted ceilings are usually built as “new-construction,” rather than remodeled into a house with conventional flat ceilings.
Vaulted Ceilings Make You Feel Like You Have More Space
Vaulted ceilings give rooms a light and airy feeling. For one thing, they allow for good skylight placement. They do a great job of displaying wood beams. Rather than hanging low (and at an awkward angle to be viewed), on the vaulted ceiling they are raised higher and angled better to be seen.
It's All an Illusion
But you really don't have any more room. Vaulted ceilings do not create even one extra square inch of floor space. In fact, they prevent you from ever building upward and into that space.
If it's an illusion, it's an illusion that works. It's the same architectural device that makes large public spaces like Grand Central Station and Notre Dame feel open and non-oppressive. The lack of vaulted ceilings is why large public spaces such as New York's Penn Station famously feel tight, airless, and oppressive.
What's The "Evil" Part Of This?
Many people hate them because they view them as a vestige of the 1980s and early 1990s, a time when it seemed that every other house had these ceilings. So, they are viewed as a relic of an earlier, wasteful, excessive period: a time of Miami Vice, World Wresting Federation, and heavy-metal hair bands.
It's Tough To Retroactively Create One
It seems like a good idea, right? Knock out the ground-floor ceiling’s drywall. Go up in the attic and with your trusty Sawzall start cutting away attic floor joists. Voila—vaulted ceiling. Eventually, your walls will begin to bow outward, in addition to a host of other house-damaging bad things. Vaulted ceilings are either built into the house from the start,added into an addition, or expensively retrofitted into an existing structure.
Scissors Trusses Mostly Built Off-Site
For the most part, scissors trusses (and trusses in general nowadays) are built off-site by specialized truss companies. This gives the home builder more time to concentrate on other aspects of the house. One general contractor says that he uses off-site built trusses for peace of mind. He knows that all of his workers can “swing and set” trusses, but fewer can build a good, solid on-site truss.
Consider a Tray Ceiling as an Alternative
If you can’t stomach the thought (or cost) of a vaulted ceiling, a tray ceiling is a good alternative. A tray ceiling looks like a conventional, 8 foot, flat ceiling—but with a center flat portion that is raised about a foot or so. Tray ceilings give the added feeling of airiness, yet allow for maximum insulating value.

When you need a permit
Here is a list of common renovation, maintenance, or construction situations you may face, and the permit(s) you may need for them.
The City is here to help
For information specific to the proposed project on your property, call the Development and Building Services centre at 604-873-7611. Our staff will help you determine which permits you need, and help you navigate through the process, so you can speak to your contractor with confidence.
You need a building permit and at least one trade permit for
- Moving interior walls and partitions
- Moving existing plumbing, electrical or gas lines
- Installing new plumbing, electrical or gas lines
- Making structural repairs, doing renovations, or building additions that are permitted outright (specifically allowed) by your district zoning schedule
- Building an accessory building (garage, carport, garden shed etc.) that is permitted outright (specifically allowed) by your district zoning schedule
You may need a development permit if the building or use is a designated heritage building or site, or is located in the Chinatown, Yaletown or Gastown Historic Areas.
You need a development permit, a building permit, and at least one trade permit for
- Building a new home
- Installing a residential suite
- Making structural repairs, doing renovations, or building additions that are permitted conditionally (may be allowed) by your district zoning schedule
- Building an accessory building (garage, carport, garden shed etc.) that is permitted conditionally (may be allowed) by your district zoning schedule
Simpler projects may qualify for a combined development-building permit.
You need a trades permit for
- Any work on a fire sprinkler system
- Any work on a gas system
- Most work on an electrical system
- Most work on a plumbing system

The City's planners are here to help with your rezoning application.
We suggest you go through the following enquiry and pre-application process with our planners before you submit your rezoning application.
During this process, you will receive guidance and advice that will save you time and money, and prevent you from submitting a rezoning application that could potentially be refused.
Here are the fours steps we recommend you follow to make your rezoning application go as smoothly as possible:
- Contact the rezoning centre to initiate an enquiry
- Submit a written enquiry to planning staff
- Attend a pre-application meeting with planning staff
- Submit your application for rezoning
Step 1: Contact the Rezoning Centre
To begin rezoning your property, visit or call the City's Rezoning Centre.
Planning staff will research the property you want to rezone, and explain all of the policies, guidelines, and plans that affect its use and development.
Staff will also tell you if they think your request for rezoning might be considered and supported, and identify any issues you will need to consider or address during the application process.
Step 2: Submit a written enquiry
If planning staff feel your rezoning proposal has a community or city-wide benefit - and that council may support it - they will ask you to submit a written enquiry to the Director of Planning.
To help you prepare your written enquiry, staff will give you a list of specific information you should include.
You can expect a response to your written enquiry in about 6-8 weeks.
Step 3: Attend a pre-application meeting
Based on whether or not you receive a positive response to your enquiry, you can decide if you want to submit a rezoning application.
If you do want to proceed with your application, we recommend you book a pre-application meeting with a rezoning planner.
At your pre-application meeting, rezoning planners will:
- Review the list of application requirements for your proposal
- Suggest meetings with other staff who can help identify issues or refine the scope of your proposal
- Suggest that you consult with neighbours about your proposal before submitting your application
Step 4: Submit your application for rezoning
Once all of your rezoning application material is ready, you will need to meet again with the rezoning planner to submit your application.
Only complete applications that include all the required documentation discussed during pre-application will be accepted.
The rezoning application fee is due in full when you submit your application.
The City gathers input from staff, the public, and advisory groups before they decide whether to recommend approval of a rezoning application to Council. Read about the complete process.

- Cleanliness. Hallways and elevators are shared common space, keep them clean and keep your neighbours happy. Leave drywall dust and cooperation from your neighbours will be met with resistance.
- Access. Scheduling access for trades is very challenging as security in current developments deny front door and elevator access.
- Parking. Arrange for extra spots for trades and underground fobs if possible, especially during cleanup phases.
- Noise. Keep noise to a minimum and definitely during business hours. Your neighbours want to come home to quite, not banging ductwork or coring through concrete.
- Neighbour Consent. If you are planning on moving drains in suspended concrete slabs you will need to get the consent from your neighbours below or above as it will be extremely disruptive.
